Tumkur (Karnataka) : Sale and purchase of land in Karnataka went online Friday with the computerisation of the transaction process in Tumkur district.
“By integrating Bhoomi software, which has all land records in the state online with Kaveri software that registers sale or purchase of lands, title deeds will be delivered online to citizens and spare them from delays and middlemen,” state Revenue Minister G. Karunakara Reddy said unveiling the latest e-governance initiative of the IT-savvy government.
Marking the 10th anniversary of the state’s Bhoomi e-governance project, the state revenue department has introduced a short messaging service (SMS) alert service to keep sellers and buyers of lands, including farmlands posted on the mutation status of the transaction process.
“Integration of the twin process (Bhoomi & Kaveri) will reduce hardships and land related litigations farmers and other land owners face, as registration of a sale deed will be done only by using the Bhoomi database,” Reddy said at the public function here, about 70 km from India’s tech hub.
When the ambitious online project is rolled out across the state in 30 districts covering 176 taluks over the next nine months, all citizens, including farmers and owners of non-agriculture lands do not have to frequent the local sub-registrar office after they register online to sell or buy a land that is in the Bhoomi database under the rights, tenancy and crop certificate (RTC).
“Once the land price is arrived at, a seller or a buyer will get SMS alerts from the sub-registrar office on the status of the registration process, which involves 10 steps, including verification by the village accountant, notification, calling for objections and legal position of the title deed,” revenue secretary Rajeev Chawla said on the occasion.
“This unique initiative, a first of its kind in the country, will prevent fraudulent transactions hereafter. The fool-proof transaction process will also prevent the same land being sold to others, eliminate delays and check corruption,” Reddy asserted.
As a repository of land records across the state, Bhoomi has 20 million records of private and public lands measuring 192,000 sq km.
